Corporate office relocation (COR) can often be a stressful and daunting task for clients with limited facility management resources or relocation experience. The corporate relocation market comprises a wide range of professionals and firms offering various types and levels of services. These services may at times not be aligned with the client’s timeline, budget, corporate identity objectives, or, they may fail to meet the level of expertise expected. The formation of the client’s relocation project team is usually the result of an effort by an in-house designated manager, who may or may not be experienced in assessing the skills and expertise of the required professionals and contractors who offer their services within the COR market. Of equal importance is the overall implementation of the project which needs to be expertly scheduled, constructed and managed in order to meet program expectations. In the past, this management role was ” partially ” fulfilled by interior designers and architects, they themselves not usually being experts in the field of project management.Today such management services are most often placed in the hands of a COR project management professional.
Traditionally most COR projects have started with the engagement of a design consultant whose work under the preliminary design phase, typically consisted of plans, material and finishes boards. This initial phase of work covered approximately 20 percent of designers services and their respective fees. In monetary terms, this being a relatively insignificant amount in comparison to the overall cost of the project. In an absence of a professional COR manager, the effect of these ” early provided ” services by the design consultant often had a critical influence on the final outcome of the future product in terms of ” cost , and function “. Consequently, the decision of engaging a designer, who in turn engages the remaining team of consultants is a critical one. With the incorrect choice of a designer, as a lead consultant, the client by default may inherit the rest of the project team. In realizing a mistake of this nature, usually well into the project, the required corrective action would be disruptive and therefore often intentionally overlooked. No one would like to admit to having made the wrong decision.

In response, to the above realities of the market, the CRMS Group Inc. was founded by, Peter Chudoba. Peter is a former designer with twenty plus years of hands on construction management experience in the fields of corporate interior design and construction. His background is unique in this industry. As a former owner of a design – build firm, he is well aware of the complexities involved in the management and delivery of COR projects. His exposure, as a former designer, to the intricacies of the design process and his extensive experience in the management and execution of all aspects of interior construction makes him a valuable asset to any COR project or program. He understands the potential for client’s anxiety associated with a pending relocation, a factor which is too real to be overlooked. In his role of a COR manager it is his primary objective to manage the client’s ” risk and exposure ” to the industry, with which he or she has to work with.

Having worked on both sides of the industry, Peter Chudoba is an expert in both design and construction. He understands the client’s concerns and needs in delivering their project on time and budget. In the role of a COR manager, Peter will become the client’s representative, the ” key contact” for all consultants involved on the project. In this role, he is committed to being solely responsible for the day-to-day management of the project delivery. Also, in collaboration and constant communication with the client’s designated representative, regarding the strategy chosen and the progress of the relocation program, Peter will ensure, that the final result is a project in which both sides will take pride. Peter’s past involvement in local and international projects will speak for itself.

SERVICES
Client's projects may require specific services. In the design and construction industry, terminology and descriptions of services are often confusing, as it seems, that everyone is offering the same service or a similar one. In fact, this is often true, with one caveat. The description of service offered may often seem the same, however the levels of service and the expertise with which it is provided may greatly differ. As an experienced COR manager, it is Peter’s role to help the client, to cut through the maze of consultants, contractors and the services which they offer. Space plans and material boards may seem just pretty pictures to some, but to Peter, they are ” the one time opportunity ” to set in place the foundation for the project’s cost, schedule, quality and the look of the final product.

As former designers, CRMS Group Inc. understands the work and process involved in creating an overall set of construction documents. We know, that no set of drawings is ever perfect, though the general intent and expectation of the final result are always the same. Unclear details , small omissions of what may seem insignificant items , when added up, may have a bearing on the final project costs. Based on our past experience and understanding of the challenges facing designers in their pursuit of creative and unique solutions, we welcome the opportunity to assist the design and building owner’s community with our input as well our assistance in providing feedback on design details, construction scheduling and cost control prior to completion of their tender documents.
CONSTRUCTION MANAGEMENT
Some projects may require an early start prior to completion of construction documents. Having done a number of projects in the past where the occupancy time constraints were an issue, CRMS Group Inc. is able to implement management tools to assist and work with our clients to complete the project on time and within their budget. Our participation on construction management projects involving designers or building owners is based on a cost-plus approach, guided by the previously established and approved budget. The construction management concept is an effective tool in meeting delivery deadlines and a project’s budget.
